Project Overview
Bayanix was engaged as the principal contractor to refurbish six roof areas at 2 Stephen Street, a commercial office building in central London. The project involved the removal of the existing inverted roof system and the installation of a new Langley cold-applied liquid warm roof, with planters and decking added to enhance usability for occupants. The live building environment required a carefully phased programme to minimise disruption to tenants.
The 986sqm project showcases Bayanix’s expertise in waterproofing and complex logistics, delivering high-quality results that meet the client’s functional and sustainability objectives.
Client Objectives
The primary objective was to address leaks in the existing asphalt roofs while ensuring long-term durability and improved usability. The new roof system, comprising Langley’s cold-applied liquid membrane and non-combustible planters, was designed to meet the highest standards of quality and safety. Regular inspections and interim reports ensured compliance with the 20-year warranty requirements.
