Project Overview
Bayanix was appointed as the principal contractor to deliver comprehensive waterproofing and drainage upgrades for the external courtyard of Middlesex House, a commercial office building originally converted from a car park. The project, forming the internal atrium of the building, also included the supply and installation of granite paving. Bayanix’s phased approach ensured uninterrupted access for tenants while safeguarding the integrity of the building’s below-ground spaces.

Client Objectives
Derwent aimed to retain the original aesthetic of the courtyard while upgrading the waterproofing and increasing the drainage capacity. A critical requirement was sourcing granite to match the existing paving, which was no longer available, and replicating the original design using advanced CNC grooving techniques. Additionally, the project had to adhere to strict slip-resistance standards for the external, sloped environment.
