Overview

Bayanix was appointed as the principal contractor to lead the full strip-out, structural alterations, and luxury fit-out of a high-end four-bedroom apartment located within a seven-storey mansion block constructed in 1865. Although not a listed building, the apartment is situated in the prestigious Queensgate Conservation Area which meant that local regulations had to be considered.

The 311 sqm (3,348 sqft) apartment underwent a complete transformation, focusing on bespoke finishes, high-quality materials, and cutting-edge MEP services to deliver a truly luxurious space tailored to the client’s exact specifications.

The client’s vision was to create a luxurious London apartment that would showcase bespoke joinery and high-end finishes, including a standout curved stone fireplace and custom stone powder room basin, both of which were to be carved from single blocks of material. Attention to detail and unique design features were paramount to create a high-functioning, elegant living environment.

Bespoke Feature Fireplace

The Bayanix design team personally selected a Travertine block from an Italian stone quarry. This was precision-machined to create a stunning curved stone fireplace as the focal point of the living space.

Water Cooled Air Conditioning

Due to strict conservation constraints that prevented the installation of external condenser units, Bayanix designed and installed an innovative water-cooled air conditioning system. The internal condenser units were discreetly integrated within bespoke joinery to maintain the clean lines of the apartment’s aesthetic.

Bespoke Powder Room Basin

A second block of stone was chosen and expertly carved to create a one-of-a-kind basin in the powder room. This added to the luxurious, hand-crafted feel of the space.

Given the residential nature of the area, Bayanix had to manage logistics and project planning carefully. Work was conducted within restricted hours to make sure there was minimal disruption to the surrounding community.

Handling Expensive, Bespoke Materials

High-value finishes, such as the custom stone and timber, required meticulous coordination during fabrication, transport, and installation. Bayanix implemented a specialised handling protocol to preserve the integrity of these materials on their journey from quarry to installation.

Logistics of Working in a Live Building

The apartment shares a party wall with a high-security embassy which added an extra layer of complexity. Bayanix ensured all works adhered to stringent security protocols and managed ongoing communication with both the client and neighbouring properties to ensure smooth project execution.

Cost Savings Through Material Alternatives

Bayanix identified opportunities to reduce costs and improve lead times by substituting stone wall tiling in the guest ensuites with waterproof micro-cement. This offered a comparable aesthetic at a lower cost.

Bespoke Joinery and Custom Details

The team sourced and installed hand-finished ironmongery, bespoke timber and stone finishes, as well as custom electrical accessories to complement the “hotel style” luxury the client envisioned.

Seamless Integration of Climate Control

Bayanix successfully incorporated the water-cooled air conditioning system within the bespoke joinery, ensuring that it blended seamlessly with the overall aesthetic of the apartment.
