Bayanix was engaged as the principal contractor for a comprehensive roofing refurbishment project at 7-10 Rathbone Place, a mixed-use property in central London. Spanning seven roof areas across three buildings, the project involved the removal of the existing warm asphalt roof system and the installation of a Triflex cold-applied liquid warm roof system with a 20-year insurance-backed guarantee. Additional works included structural repairs, façade repointing, and the installation of a new single-pitched skylight in an occupied office.

Client Objectives

The client’s key objective was to replace the ageing roof coverings to extend the buildings’ longevity and ensure their structural integrity. The project also required repointing and structural pinning of the façade at 9 Rathbone Place, as well as moving and reinstating A/C condensers for a retail unit to accommodate the new roofing works.

Triflex Cold-Applied Warm Roof System

Bayanix installed a high-performance Triflex cold-applied liquid warm roof system across 345sqm. The system included a 20-year product and workmanship insurance-backed guarantee issued by Triflex.

Skylight Installation

A new single-pitched skylight was installed with internal decorations to the aperture, improving the functionality and aesthetic of the occupied office space below. The installation was completed out of normal working hours to minimise disruption.

Façade Repointing and Structural Repairs

The façade at 9 Rathbone Place was repointed using lime mortar, with structural pinning undertaken on the coping stones to enhance safety and durability. Two slate roof sections were also replaced with reclaimed Welsh slate tiles for a consistent, high-quality finish.

The seven roof areas were located on different levels and accessed via scaffolding on Rathbone Place and a gantry with a hoist on Evelyn Yard. Careful planning ensured the safe movement of materials and minimal disruption to residential and commercial tenants.

Live Building Environment

With works taking place above residential units and a retail space, noise and operational constraints required precise scheduling. Bayanix planned all major disruptions, such as the relocation of A/C condensers for a retail unit, to ensure business continuity.

Weather-Dependent Installation

The Triflex system’s two-hour cure time presented challenges during wet weather. Bayanix mitigated delays by adapting schedules and using protective measures to ensure work continued efficiently.
