Our Brief

Leading property developer, Aquila Holdings, required the refurbishment of their second-floor unit located near to their prestigious Bond Street development. The refurbishment will conclude their head office operations and enable them to move into their prominent new site.

Located in the heart of Chelmsford city centre – a full fit out solution was required to transform the unit into smart and functional offices. The client maintains excellent relations with local proprietors and residents and all works must not cause any disruption.

Challenges & Solutions

The Solution

Bayanix produced a bespoke design and implementation plan for Aquila with focus on controlled and unobtrusive works, whilst efficiently meeting the deadline. We created contained workspace and conducted any noisier works outside of office hours. The Bayanix team kept local businesses and neighbours briefed to avoid and address any concerns in advance.

Design & Key Considerations:

  • Full Height Acoustic, Fire-rated drywall partitioning & Glazed partitions including 3mm skimmed walls (FFL to FCL) with decorations to walls and new skirting.
  • New plasterboard ceilings with 15mm laying grid with regulated mineral fibre ceiling tiles in the main office and meeting room areas.
  • Electric Roller Blinds with solar control to level 2 perimeter walls.
  • Installation of new lighting to accommodate new office, washroom and meeting room layout.
  • A Shower room and 2 toilets with a DDA compliant toilet including all sanitary ware and accessories.
  • Desso Essence carpet tiles.
  • Vinyl flooring in toilet areas and kitchen and anti-static vinyl flooring installed in the communication room.
  • New Dailkin air conditioning system.
  • Newly installed L1M Smoke Detectors & Sounder system with an integrated panel to the building’s existing system.
  • Kitchen area with cabinet storage and integrated appliances
